I don't want to sperg too much, but I love these old houses. They can be quirky, and if any wiring plumbing needs repairs/replaced it's a major pain in the ass because of the lathe and plaster walls. And if you go to bring part of it up to code there's so much other stuff that needs to be addressed because that often takes the structure out of grandfathered status. I think whenever the remodel was done the owner was thinking of making it a 4plex, but ran into too many headaches with the plumbing. Not necessarily the water side, probably the waste side(city lines weren't able to take that many toilets showers). There's a lot on a full remodel that you just don't know until everything is open, and at that point all you can do is try your best to stay on a budget.I don't like that I can't see the foundation, and that saggy false ceiling makes me question just how great the plumbing above it is. Something's keeping it wet. Those baseboards are probably older than both of us put together. I like the stonework, but even the siding around those arched windows makes me cringe.
The stone looks nice, but that's just a stone facade, and I doubt that the "cedar" siding is actually cedar, more likely the siding is that laminant slat, or if it's been re-sided in the last decade, Hardiplank(or another brand of cement siding).
Converting it now to a two unit building would probably be close to $80-$100k, but they don't build houses like this anymore. Now it's all matchsticks that are supposed to be torn down in 50 for the next round of development.
