I got to be honest that is a very depressing way to live and if I was in his situation I would never be in that situation.

If you're in Crusty's crooked crosshairs is it wise to make an account and drop real life details that could bite you in the dick later?

I imagine it's kind of like a rat sneaking out of its hole at night to raid the kitchen. It still must feel pretty violating for the landlord, and he's probably going to vet the next down-on-their-luck guy looking for a cheap room much more heavily.

It's wise to avoid talking about active litigation. Russell would naturally say Schaefer is obviously just evicting him because he's clearly an active Kiwi Farms user bent on ruining Russell's life, he's only doing it because of false information from the harassment website, invasion of privacy, whatever pops into his head. But I'm not sure how much of a difference it makes when Russell is willing to straight make shit up about his landlord trying to poison him with alcohol anyway.

Kitchen? Does Greee even know how to cook? This is the guy who's idea of a "healthy" meal is a can of green beans slathered in salsa and Chik-Fil-A sauce. He lives off of Costco muffins, Walmart cereal and sugary coffee drinks.

He can do all that in his room.

This shit is wild to me! The entire agreement doesn't look remotely legitimate. It looks like the verbal agreement I had with my high school best friend when we got a place together working the same restaurant. Going to the same college. "We both swear to pay half the rent or else."
It wasn't legally enforceable but it was like, a bros thing. We were kids in our early 20s.

It's crazy to me that landlords are doing this pinky promise shit. I wouldn't for one second hand a complete stranger something like what Mike handed over. The entire contract looks like something someone typed up while balls-deep in a spun session.

He probably heard about that from some investor articles. If you want to attract investors to an industry, especially a highly regulated and controversial one, the prospective businesses will often secure a long term promise that they can operate. They don't want to put tons of money into a project just to have it be declared illegal before they can make money back. Other forms it takes are things like a 25 year oil lease, or a 10 year ban on raising taxes in an economic zone, etc.

Credit where it's due, it's a good precaution to sneak in there. Russ knows as soon as he infests a town, with whatever whores are desperate enough to join him, the people will immediately try to vote him back out.

He chastised Russ during the eviction hearing for not cleaning up for the realtor he had coming over. It is not clear if Russ knew about the realtor before then, but it was crystal clear that doing this would not get the case dropped or the eviction delayed.

This is more common than many people realize. So many people have bought the idea of investing getting rich by investing in real estate, and not given deep thought to all that is involved in being a landlord before taking out a mortgage on a property.

You'll have a landlord who owns a place and rents out to roommates. The basic idea is that the roommates are paying part or all of the mortgage for him. He'll work out his budget and finances around the assumption that he has income from roommates and will buy a place bigger than what he could afford on his own, or get into other financial obligations that prevent him from having enough free cash flow to be able to pay the mortgage if he were to be without roommates for a period of time.

Schafer put on the form for evicting Russ that without the payment from Russ, he'll fall behind on HOA fees, and the HOA will take out a lien on the property. From that, it sounds like the above scenario is exactly what Schafer has got himself into.

Imagine being so bad at house hacking that you end up in a place where missing rent from russell greer means no that you can't pay the mortgage, but you can't pay the HOA.

Sheesh, couldn't be me!

(Protip: if you're house hacking, buy a house you could afford by yourself because more than 20% of the time you will have to.)
