A quick Google search indicates that in order to obtain squatter's rights via adverse possession, you need to pay the land's property tax exclusively for 10 years amongst other stipulations that NAL would definitely qualify for(namely notoriety of ownership). Meh, his retarded single antic with a garden hose wouldn't cause water damage to the point of wooden studs being rotted out. Even if you let all that water sit there until it evaporated on its own. Rotted studs is normally something to do with framework constantly being exposed to water or something like drywall not being mudded/tapped properly. There's probably many more ways studs cam get rotted out, but those are the two from the top of my head.
