Honestly that all comes down to the lease agreement + local and state laws.
A lot of states give landlords a lot of space to run their properties as they see fit. A limit on how long guests can stay is pretty standard. Especially in a complex like Cobes is in.
Someone already mentioned squatter's rights. That's a real thing that landlords have to deal with because state laws can and will trump whatever your lease agreement says. An unleased wild card like Cobe's ....................new piece of tail could cause some problems (hypothetically).
