So how clear is the evidence that Chris's room has been cleaned and his items disposed of? I mean if they were there would be at least a bin outside with his garbage or evidence of people moving stuff back and forth to the dump.

Also how sure are we that Barb is living in 14BC with her sister and her husband or he brother?
Chris's letter to kengle that kengle didn't share the whole contents had a leaked section someone here figured out wsd Harriet and Tom. Also one of our field agents went to look and stated Chris's room looked cleaned out from what he could see.

Here's the most likely scenario I can think of: The house will be foreclosed. The lender will sell it at auction, probably undervalue. I don't foresee a huge bidding war for 14BLC. The lender will then pursue Barb for the difference, if any, between the sale and the outstanding mortgage. That's water from a stone because we can expect Barb to file bankruptcy immediately and be placed somewhere. The lender could already have a buyer lined up to take it off their hands for just the outstanding mortgage - probably a flipper indirectly associated with the lender.

As to the house itself, it's a decent candidate for a relatively fast flip. There's really not that much to be done there. It was completely rebuilt less than ten years ago, and I can guarantee it was rebuilt to code. The hoard is a basic dumpster and pitchfork job. After that, completely strip the walls and floors. Do a little drywall patching and minor repairs. Seal the walls and ceilings with Zinsser BIN and the floors with RedGard (or equivalents). Spray some paint, then toss down some carpet and lino where appropriate. The appliances may be fucked, or the Chandlers might never have even used them. Scrub down the ones that work and replace the broken ones at the local second hand appliance store. Don't even bother cleaning the toilets and other such fixtures that have been fouled by the Chandlers - just toss them when you strip the floors and replace them later. Raze the yard and throw down some sod. Don't bother with any big, expensive work because if the eventual buyer cares enough, they'll remodel it all to suit themselves anyways. And the sort of renters you'd get (this is never going to be a luxury rental) would only wreck expensive furnishing.

Someone could easily do this all themself, but a good crew could turn it completely over in a couple of weeks for a few thousand dollars, making a nice little seller out of it. It won't break market value, but it should go for significantly more than the lender took for it, making for a tidy profit. And local housing values will only go up with Chris gone.

But again, I wouldn't hold on to it, because whoever eventually lives there will end up having to deal with Chris at least once. Also weens.

That isn't a joking statement; I would if I ended up dealing with Chris and Weens constantly tresspassing/trying to break in. Some one is legitimately going to end up arrested, or hurt badly when the house gets sold because they wanted to go and break in or some thing stupid.

Imagine the redneck who buys/rents it killing Chris, a ween or Sockness. It would be a fitting end.

Nobody is going to level it. It's too new and the land is not worth that much on its own.

Also Chris and Barb are lazy, dirty people, but they're not destructive chimps. They'll foul their nest, but not actively destroy it. The house is mostly just dirty. Very, very dirty. What damage there might be is from neglect. Really the biggest problem to selling it is the soaked in pet waste and tard stank and possibly mold. Don't even try to fix those. Strip, bleach, and seal where appropriate. The first problem a seller has, and the last thing he wants to hear, is potential buyers walking in the door and immediately asking, "What is that smell?"

Call the police. Chris lives in a world of make believe and toys and we don't know for sure how he'd react to a real gun. Present a firearm and, worst case, you might end up having to shoot him by default. Chris is not worth the legal hassle of shooting him.

Besides, torches and pitchforks are more appropriate for the likes of Chris.

Chris will show up at 14BLC. The police will be called. Chris will be trespassed. He will shit himself and do nothing. At worst the new owner become a character in his comics. A few weeks later Chris will show up again. The police will be called. Chris will be arrested. Rinse. Repeat until Chris finally learns his lesson or the courts find a more permanent solution for him.

I'm more concerned about the weens.

I would also include a priest or exorcist. And holy water. Lots of holy water. I believe the mixing ratio is 1/4 cup of Pine-Sol per gallon of holy water for proper disinfection and sanctification.
 
What honestly surprises me about the prospect of Chris's treasure trove being dumped is that nobody made any attempts to salvage anything.
That said, I might go out on a limb here and assume that if there were items of value among Chris's belongings (and trust me, there are a lot) then they may have been sold off to clear some of the debts.

As long as we're theorizing about what will happen if Chris returns home: My take is that IF he's remotely let near his house ever again, he's going to have a complete mental breakdown when he discovers that everything he's ever had is gone - his Sonichu comics, his Pokemon Cards, his My Little Ponies and everything that ever defined his character. I don't think his hardened autistic mind can handle that. Whether this means that he'll go on a rampage and re-enact CWCFlyingElephants at the nearest Gamestop is just about anyone's guess.

Realistically, he'll probably never be let back home, not so long as Barb lives. When she dies, Chris living at Casa De Chandler is going to be short-lived when the bank forecloses on his home and throws him out. It's very, VERY likely that, barring some ween taking him in (because his surviving family sure as fuck won't), Chris is going to spend his final days homeless (or at the very least, sleeping out of Son-Chu if he ever gets that back) doing anything out of desperation for money. I'm pretty sure if 14 Branchland Court gets bought out and occupied by somebody else, Chris is going to make an absolute nuisance of himself, yelling: "THAT IS MY HOUSE!!" every single time he passes by.

Chris, unfortunately, will serve as the ultimate example as to what happens when you enable a mentally ill man's delusional behaviour for far too long.

You forget that Chris was actively punching holes in the walls, pissing and shitting on the floor, and god knows what else to cause damages.

One time a woman's ashes were just left in her kitchen that was really cluttered... It's a depressing thought but it happens every day... Well maybe not that last part but a bad house abandonment.

We know good and well that neither Cole nor Chris is going to take responsibility for that dump and I believe that Harriet and Tom's generosity only extends to Barb's immediate safety.

Anything beyond that is the bank's problem.

Drywall repair is cheap and easy, and you can expect some drywall damage with any flip. And tard waste is basically the same as pet waste. There's a lot of that at 14BLC too. Shovel, scrub, strip, seal, cover, and forget. It will be worse than most flips, but nothing should require permitting or inspections, just a dumpster and some trips to the nearest Home Depot. It will mostly be a cleaning job.

Honestly, it's a good thing for the next owner that the house burned, because all the major, long term problems that had been accumulating went up in smoke.

Barb mortgaged herself to hell and back to have it rebuilt. I believe she was taking about a grand a month from Chris' tugboat to make payments because her own tugboat and pension are insufficient by themselves. Presumably that means Chris' tugboat is also insufficient to make payments as well. And that's when money isn't wasted every month on GoodWill and Lego.

The only way I can see it sitting for long is if Barb somehow manages to die while still at 14BLC and still making mortgage payments somehow, and it falls into probate limbo. I don't know if she has a will, but she does have more heirs than just Chris. If it doesn't get stuck in probate, and Cole etc. don't come out of the woodwork demanding their share of the estate, Chris has the right to take on the existing mortgage and make payments himself. Except he can't afford it, so… foreclosure. He could try refinancing to pay off the lender and other heirs, but that isn't going to happen either so… foreclosure. If Barb is removed from the property for an assisted living placement, her pension and tugboat will go to that placement, not the mortgage. You can probably guess the result… foreclosure (or just liquidation).

There is a possibility Cole might take on the mortgage upon Barb's demise and refinances to pay off Chris' share. I don't see him sitting on the property afterwards making property tax and loan payments. Likely he'll sell it to a flipper, pocket the small profit for his troubles, and walk away from Chris and Virginia and all forever.

I wasn't aware that Chris got a grand a month at one point; I thought the tugboat was like $700 to $800.

Makes you even wonder if she would have kept him if he wasn't benefiting her in some way.

I mean in most cases you would hope that a mother would want her son or daughter or whatever to stand there on their own and be able to support themselves.

I think the last count was Chris was getting $1300 a month from SSDI in 2014, which, according to the CWCki, Barb was taking $900. The amount now is probably a little higher after the adjustments.

Chris gets SSDI (lord knows how he qualified - Chris is perfectly capable of sorting glass) which is not the same as regular social security. For special boys like Chris the total monthly payment could be anywhere between $1000 and $1500 depending on rates and other factors. I'm guessing it's somewhere around $1200 or possibly $1300 with cost of living increases.

Regardless, it will never be enough for Chris.

They're not supposed to be, but they almost definitely are. Because your government bureaucracy works hard for you. If they are suspended, Chris can apply for back benefits when he gets out. More likely, though, they'll be forgotten or used to initially place him somewhere.

If someone's keeping his payments from being suspended, it's almost definitely Barb, in which case there won't be anything left for Chris when he gets out. She'll have spent it all.
