I think Shaefer was that lowest possible tier slumlord. At least on a level that Greer could afford. He's probably at the level of weekly roach hotels down by the interstate. Where he has to cough up $400-600/week. Most of those completely under the table no questions asked slumlord are smart enough to rent to drug dealers and shit. People that pay cash on time and cause no problems that the landlord gives a shit about. And sure as shit aren't going to take him to court.

There's a lot less risk for the LL in those situations, even with not-so-shady characters. In a motel if you don't pay or break the rules, you're gone, and the police can remove/trespass the problem guest if need be. Depending on city ordinances and state laws some motels will have the long term renters check out for a night or move rooms to reset the clock and ensure they don't become a tenant - the opposite of how Airbnb hosts skirt rules against STRs in some places.

In most places room rentals where the LL lives in the same dwelling follow similar rules. The renter is a guest or boarder and not a tenant and can be removed rather quickly (assuming they're not named on the lease).

A court ordered eviction would make me think twice, but depending on the person and their circumstances I might give them a chance, especially somewhere so landlord friendly as Nevada.

What would absolutely stop me though is the court case. It's one thing to take a risk on a tenant knowing I'd have potentially have to go through with getting an eviction. It's another thing entirely knowing I might not just have to get the eviction but that the retard in question will fight it every step of the way, followed by inventing several steps afterwards where they continue to fight it tooth and nail.

I don't think any court on the face of the earth can actually do that at this point. it has been such an extended period of time that time travel would literally have to exist to make it reasonable to do so.

He's had 2 maybe 3 court ordered evictions within a year. He probably can't rent anywhere legit anymore. At a minimum he might be trying to get this one off the record? Convert it to a Parking Ticket? Which isn't going to happen.
