Yes, I am hoping for a friendly wave-in for some exploratory phone video. Time now to get some Vicks' VapoRub to stripe under the nose to cut unpleasant odors when the day comes.

If you want to go that route, I'd suggest popping on down to the local coroner and asking if you could borrow some of the industrial grade stuff they keep around for water-logged corpses.

If\when the realtor changes the locks, there's nothing to stop the grubby little oik from changing the lock again.
Alta West should go full tilt on this and just dump lard arse and his smelly possessions on the street,

You people are as bad as the Lockpickinglawyer when it comes to trashing my fantasy life. Ok, how about this one:

Alta West gives Donald Smith a short gig as apartment guard. Not in front of the door, behind it.

The other thing, of course, is that the court did order that:

The respondent, Jessica Serenity Simpson, and any other person or persons on behalf of the said respondent, including any person or persons in possession of the Lands or any part thereof, shall forthwith and until further order of the court, permit any duly authorized agent on behalf of the petitioner, Alta West Mortgage Corporation, to inspect, appraise, or show to any prospective purchaser or purchasers the Lands, including the interior of any premises, between the hours of 9:00 o'clock in the forenoon and7:00 o'clock in the afternoon on any day of the week, except statutory holidays,

So he's already intentionally failed to follow that and, I would guess, that will stand Alta West in good stead to have him permanently removed quicker.

Alta West is the one speed-running. Often lenders drag their feet after getting the conduct of sale order. They're not in the house selling business, after all. Alta West is moving fast. They want this condo gone.
This rules.

They should find him in contempt and jail him until the eviction process is complete.

This is one of those times when they finally get him out the condo is going to be wrecked, more so than usual, and any appliances, fixtures, etc will all be gone.

That'd slow him down a bit - they make one variation that has an individually keyed head that only the bit that comes with the pack of screws will open. :-)
Unless it's a recessed head, I've taken out many a stripped screw with these. Slow going, but not really that hard.

That’s probably a daily occurrence for a lender of last resort. This isn’t altawests first rodeo nor their last. And I suspect some if their clients are higher conflict — I know a challenge — than the yanivs.

Years ago a neighbour, locally famous with mental issues, was evicted from his place. I’m having a beer after work when 4 cop cars, with two constables apiece suddenly appeared with the sheriff and locksmith. 20 minutes later the locks were changed, and he had been escorted off the premises. It was actually impressive.

With yanivs, just have the ambulance there in tow, for the eventual medical crisis. Or not.

Do we know if the lender/realestate agent have seen the interior?

Because based on pictures on here, thale pigloo will probably need serious renovation, and I wonder if Alta will move to evict him early based on the damages/potential for interference with renovations and future potential for damage before sale.
In making an application to enforce the order to allow access, Alta might also argue that the potential for malicious damage is a threat to their equity and ask for relief. This could be in the form of an immediate inspection audit that documents the current state of the apartment and allows for a future claim against Yaniv beyond the existing loans and all costs.

God, it is so fucking good watching Yaniv duke it out with a predatory finance company trying to foreclose on him. It's like watching a child molester have a knife fight with a human trafficker. I don't feel bad for either party involved, and both are exactly the kinds of people who deserve to be on the receiving end of the other one's legal shenanigans.

I do hope Alta let's Big Jon keep his clit, assuming they find its desiccated remains under living room trash pile.

Do those kind of places take dogs?
Fully accredited service animals? Sure. Abused pets with behavioural problems? No. He'll either have to dump Rexy on Mariam and Ilana* or let Animal Control take her.

The Yanivs won't let Alta West into the unit to assess it or take photos for the listing.
And so it begins...

And he probably doesn't have the intelligence, motivation, or tools to pop the hinges.
Fatboi would just have to lean his full weight on it.

It was actually impressive.
And, I'm guessing, not in Canada.

*There's a max dogs rule at Mama's strata, but I can't for the life in me remember what it is. Wouldn't it be delicious if they too got evicted for breaching it. The neighbors would party like it's 1999.
