that's nice and all but the big issue for communities is that some cities have anti-"crime free housing" laws which means your neighbors who rent can be a menace and there's nothing you can do about it.
This is in fact a main issue with why people don't wanna rent in the first place. Nigger behavior gets paid for by the landlord. Eventually it's cheaper to not rent or lament an "accident" that burned the apartment down.

In legal terms, it's called a "Cure or Quit Order." Cure the behavior, or we quit your lease. Standardized warning procedure with standardized means of fighting it if this happens to be a scummy landlord, what with keeping rent in escrow so that any lack of pay isn't because of a lack of funds. I approve of legal solutions like this.
The problem is that it needs to be absolute. If it goes to a quit order, either your bags get packed, Big Jim and his moving crew pack it for you, or you've made it clear this is going to speedy, and I can't emphasize that enough, litigation. So far, most scumfuck renters know how to game the system and bilk about one to one and a half years of tenancy, at which point nigger behavior does its work.

i was sympathetic but even the domestic violence exception needs to be done away with because i can easily see a single mommy getting beat by her bf while her kids terrorize the neighborhood as a form of lashing out.

I agree. I think its unhealthy to view your home that way as youre ascribing monetary value (and anxiety) to the place where you are supposed to make comfort and memories with loved ones. If you make money on the sale to upgrade then all the better but turning your home into a dividend seems risky long term.
Most people either do it stupidly, do it because they don't have anything better to do, or do it because it's the current thing that works. If... say... classic cars turned into investments on par with property's overall stability, Blackrock and Vanguard would be immediately buying up every '49 Ford they could get their hands on and we'd bitch, validly, about the death of hot rods. On this front though, it's my opinion they're following the money and this is just optimal play. A home isn't special in the grand scheme of things, it's just filling a role.
