<2022-07-19T13:54:16.000Z> Eiregoat@nicecrew.digital: Just took a quick look on lands of america. Seems there's a bunch of small parcels for around $3,000 an acre, even nice pastureland is more like $7,000 an acre. Unless there's something really valuable on that land (like a lot of walnut trees) then $10k per acre is nuts.
<2022-07-19T13:54:28.000Z> Eiregoat@nicecrew.digital: *in NC
<2022-07-19T13:55:02.000Z> Eiregoat@nicecrew.digital: Oh wait, that was SC. NC is slightly cheaper.
<2022-07-19T14:01:12.000Z> Eiregoat@nicecrew.digital: Bare minimum for a homestead is 1 acre, but it all has to be flat perfect land and ends up being very space intensive, like a lot of vertical farming and such. I've seen the minimum recommended as 10 acres. What's your budget like? Also have you considered another state? Kentucky is pretty cheap right now. That's where my group is looking.
<2022-07-19T14:05:58.000Z> Eiregoat@nicecrew.digital: I'd recommend it. Tennessee is flooded unfortunately. I know a guy down there and he's living in a tent because of the amount of people fleeing the cities.
<2022-07-19T14:06:16.000Z> Eiregoat@nicecrew.digital: CA also has plenty of nice cheap land but it's CA...
<2022-07-19T14:13:21.000Z> Eiregoat@nicecrew.digital: Kentucky's looking pretty good. Assuming you have a car you could travel up there to do development work on weekends then move when it's ready. Also, if you know other people interested in this kind of thing I'd recommend forming a group. Land gets much more affordable in bulk.
<2022-07-19T14:28:21.000Z> Eiregoat@nicecrew.digital: If you have a group then the first thing to settle would be where you want to buy. Keep in mind, not everyone needs to move there at once. Some people in our group are treating it more like a camping spot or a holiday home (doubling as a refuge if SHTF). Other people are going to be moving there gradually over a few years, others are moving immediately.
<2022-07-19T14:29:00.000Z> Eiregoat@nicecrew.digital: On the other hand if they're unreliable then you might be doing the right thing.
<2022-07-19T14:29:06.000Z> Eiregoat@nicecrew.digital: How are you planning to finance it?
<2022-07-19T17:48:56.000Z> Eiregoat@nicecrew.digital: Nice!In our group we're forming an LLC to handle the financing. Apparently it's easier that way. Originally we were planning to all finance it individually but it would've been a mess.
<2022-07-19T18:00:55.000Z> Eiregoat@nicecrew.digital: Gotcha. We had around 20 guys interested at our peak. We're down to 9 now, it was 8 but one rejoined. If you do try to get people involved my suggestion would be to sell it as "just buy an acre as a getaway." Spending $1,000 over a few years and building a little cabin sounds like a fun little project and isn't too intimidating. But if things go wrong you'll still end up surrounded by the right people and have somewhere to get your extended family to evacuate to. We've two guys doing that.
<2022-07-19T18:14:53.000Z> Eiregoat@nicecrew.digital: Ah! The way we're arranging it they'll need to build their own stuff and contribute to group things like building the access road etc.
<2022-07-19T18:15:09.000Z> Eiregoat@nicecrew.digital: I agree it'd be an issue if they were just going to leech off my infrastructure.
